Overview
To augment its production capacity and come closer to its customers in South India, Anand Mando E-Mobility (AMEM), decided to invest in another state-of- the-art manufacturing facility near a well-connected metropolitan city. This expansion would meet the growing demand for high-quality, locally manufactured traction motors and controllers in the electrification of 2- and 3-
wheeler powertrains.
By partnering with a reputable Grade A warehouse developer known for advanced industrial parks, Anand Mando E-Mobility wished to ensure access to an innovative manufacturing and warehousing facility, crucial for its growth in the competitive EV market. It chose Horizon Industrial Parks for this initiative.
The facility houses one assembly line at the date of writing and will have two more installed in the future. These locally produced EV traction motors and controllers are a viable alternative over imported components for powertrain manufacturers in the surrounding region.

ANAND Group and Mando Corporation, first partnered in 1997 to establish Mando Automotive India to produce advanced brake systems. They further established a new JV, ANAND Mando E-Mobility (AMEM) in July 2021, for manufacturing and marketing Electric Vehicle (EV) components and systems for two- and three-wheeler applications. It is an established player in the e-
mobility sector, with a manufacturing facility in Bhiwadi (NCR Region).
Amem’s New Manufacturing Facility: A Closer Look
The new bespoke facility for AMEM is well-planned for maximising efficiency and houses a campus environment within the facility beyond the manufacturing, assembling and storage areas. These are the specifications that Horizon Industrial Parks delivered:
- A ready-to-move-in Grade A manufacturing facility with an area of ~41,000 sq. ft.
- The structure features a 12-meter clear height PEB design with skylights, optimising daylight use and reducing electrical energy consumption.
- Louvers are installed throughout the building for effective air ventilation.
- The building’s floor is designed to handle a standard load of 5 MT/m² (UDL) and has been densified for added durability.”>
- Twenty 3-track windows are installed to enhance daylight ingress and improve ventilation.
- A 16.5-meter-wide concrete apron ensures the building can handle heavy-duty performance and heavy traffic loads.
- Roof insulation comprises 50mm thick glass wool with a WMP sheet to minimise radiant heat. Roof safety harness lines are installed along the roof’s periphery and on either side of the ridge ventilator.
- Rooftop solar panels are installed for energy efficiency.
- The power supply infrastructure supports 300 KVA, provided through an 11 KV transmission line.
- Approximately 800 sq. ft. of dedicated open space is allocated for utilities.
- The building includes a new office entry with a staircase and an access ramp for the differently abled.
- Dedicated two- and four-wheeler parking areas within the AMEM premises.

● Adherence to the Stipulated Timeframe
Horizon ensured that the dry access was provided in January 2024, followed by the final handover in alignment with the agreed schedule on in May 2024, and while maintaining stringent HSE compliances and quality standards.
● Compliance with Local Regulations
We ensured the compliances with local, state, and national regulations were in place and obtained all necessary standard and statutory approvals for manufacturing and product storage.
● Efficient Design and Layout
Horizon delivered a meticulously designed industrial facility to optimise efficiency, featuring a world-class campus environment tailored to accommodate the main factory and open space dedicated for utilities. The facility also has other efficiently designed features with functional advantages, such as:
- PEB structure with skylights, which utilises daylight and helps in saving energy and rooftop solar for energy efficiency.
- Louvers for air ventilation for the entire building.
- A concrete apron 16.5m in width to ensure heavy-duty performance for heavy traffic loads.
- Roof safety harness lines along the periphery of the roof and on either side of the ridge ventilator.
● ESG-Compliant Manufacturing Unit
Horizon Industrial Parks is fully committed to ESG compliance, running operations sustainably and responsibly. We show this commitment by using environmentally friendly construction materials with a minimal carbon footprint in the AMEM facility. The roof supports a solar panel load of up to 20 kg/sq m, allowing AMEM to use clean, sustainable energy, which reduces operational costs and minimises environmental impact. Additionally, the facility has a dual plumbing system that manages water resources by separating domestic and flushing lines.
